Property astrology — when to buy, which direction, and is it a good investment?
In Vedic astrology, property and home are read from the 4th house — the house of home, fixed assets and real estate. The 4th lord's strength tells you how much property you are likely to accumulate; its daśā tells you when. The 11th house (gains) confirms whether the property will be profitable. The muhurta (auspicious moment of signing and entering) adds a final layer of support.
The 5 property questions above are answered from your own kundli — timing for purchase, investment quality, house direction and whether the current period supports a property decision.

Property astrology — common questions
Which house governs property in Vedic astrology?+
The 4th house is the primary house of property, home, real estate and fixed assets. Its lord's strength and placement determine property acquisition capacity. The 2nd house governs accumulated wealth and assets including land. The 11th house governs gains from property. For vehicle and moveable assets, the 4th house is also primary. A strong 4th lord in an upachaya (3rd, 6th, 10th, 11th) or kendra (1st, 4th, 7th, 10th) gives property accumulation.
What is the best time to buy a house according to astrology?+
Property is typically purchased in daśās of: the 4th lord (house and home), the 11th lord (gains and acquisitions), Jupiter (expansion) or planets placed in the 4th house — particularly when Jupiter also transits the 4th, 7th or 11th from the natal Moon. The muhurta (auspicious moment) for completing the purchase and doing griha pravesh (entering the new home) is chosen separately for additional auspiciousness.
Which direction should my house face according to astrology?+
Vastu Shastra (the Vedic science of space) gives direction preferences by the occupant's chart. East (Sun) is universally auspicious — the Sun's energy enters the home and supports health and vitality. North (Mercury, Moon) supports wealth and peace. Northeast (Jupiter) supports spiritual and educational energy. South and Southwest are generally avoided for the main entrance but can be mitigated by room layouts and vastu corrections.
How does astrology predict if a property is a good investment?+
A property purchase is a good investment when: the 4th lord is strong and connected to the 2nd or 11th lord (wealth from assets); Jupiter transits the 4th from the natal Moon at the time of purchase; the purchase muhurta has a fixed nakshatra and waxing Moon; and the running daśā supports property acquisition. A malefic daśā (especially 8th lord or 12th lord) running at the time of purchase can create hidden problems or unexpected costs.
